CONVERSION OF GRADE II LISTED THRESHING BARN TO RESIDENTIAL DWELLING SECURES PLANNING APPROVALS - DUCK END FARM, WILSTEAD

 

Barford + Co the St Neots based Chartered Surveyors and Planning Consultants have successfully secured planning permission and Listed Building Consent on behalf of the owners for the conversion of a grade II listed Threshing Barn to a three bedroom house.

The barn is part of a group of buildings located in the countryside that were the subject of development proposals in the late 1980s and early 1990s, which led the Council to approving the conversion of some of the buildings with the Threshing Barn to be restored and retained in agricultural use. In the late 1990s further proposals to convert the Threshing Barn to residential use were made, but refused by the Council and dismissed by a Government Planning Inspector.

With the barn falling into disrepair and the need to find a functional use, discussions for the conversion of the barn to an office were started with planning officers in 2013. Due to concerns about traffic generation this led to discussions for a residential conversion and following careful consideration of the building’s features by Graham Handley Architects, applications for residential use were submitted in January this year. Despite concerns from neighbours and issues with protected species and building conservation, the planning team at Barford + Co were able to demonstrate to the council that the proposed conversion was sympathetic to this historic building.  This gained the support of officers and the application has been approved by the Borough Council Planning committee. 

The conversion will deliver a substantial family home with three en-suite bedrooms, garaging for two cars and separate home office.  The open plan living/dining space will be open to the rafters and will provide an attractive modern living environment in a charming traditional space.  Ned Fox a Senior Planner with Barford + Co commented ‘Having previously been refused permission at appeal the outlook for this vacant barn was bleak, but the scheme now approved will breathe new life back into this nationally significant building and demonstrates our ability to navigate successfully through the challenges of property development’.
