Barford + Co, the St Neots based firm of Chartered Surveyors and Planning Consultants has been appointed to market a significant property opportunity in the highly popular village of Hemingford Abbots.

The property, which is known as Royal Oak Corner, comprises a substantial four bedroomed house with a built floor area of around 3,000 sq ft. The house has been vacant for some years, and is in need of refurbishment and upgrading, but the agents have commented that there is considerable potential for improvement and extension of the dwelling.

An alternative strategy, which would appeal to developers, is for the existing dwelling to be demolished and for the site to be redeveloped. In this respect, it is considered by Barford + Co that a scheme of two or three large new dwellings could be accommodated on the site. This is however subject to planning permission being obtained. No investigations into the planning potential have been undertaken and interested parties will be required to satisfy themselves in this respect.

Located in an attractive position in the heart of Hemingford Abbots at the junction of Royal Oak Lane and the High Street, the site area is approximately 1 acre.

Phil Halmshaw, a Director at Barford + Co commented “This really is an exceptional opportunity in one of Cambridgeshire’s most popular villages. The existing dwelling has suffered some deterioration over the past few years, but it still may be refurbished to create a superb executive dwelling set in impressive mature grounds. A further option is for the house to be retained and for planning permission to be possibly obtained for a new dwelling on either side of the existing building”.

The agents say they are anticipating an extremely strong response to the marketing of this property which has a swimming pool and is set in a mature and attractive position. “Properties like this in villages like Hemingford are extremely rare and we have even at this early stage received a lot of interest” continued Mr Halmshaw. “The existing house, which probably dates back to the 1960’s, is somewhat unusual in its layout and appearance. It does however possibly offer a “Grand Designs” type opportunity for a purchaser with creativity and strong design ideas”.

Barford + Co have organised an open house viewing at 11am Saturday 31st January. Unconditional offers are invited by close of business on Thursday 26th February 2015.
