Two exceptional self-build plots are available for sale through St Neots based property consultants Barford + Co. The site, which is known as God’s Little Acre, and is presently is home to a large run down bungalow, has a total area of 1.19 acres. It is located in rolling countryside between the picturesque villages of Abbotsley and Great Gransden, just to the south east of St Neots in Cambridgeshire.

Each plot has planning permission for a substantial five bedroomed house with a built floor area in excess of 3,000 sq ft. The planning permission obtained for each plot is for a Potton Wickhambrook house type which features at the Potton House show home complex in St Neots. The plots have been on the market before, but are now being offered with a new planning permission and at a lower price than previously quoted.

Commenting on behalf of Barford + Co, Director Phil Halmshaw said “We anticipate these will appeal in particular to self-builders wishing to construct their own “dream home”. We are however also inviting interest from developers and small builders who may be looking for a project in this part of Cambridgeshire. With a reduced guide price and planning permission for two superb Potton style dwellings our clients are anticipating a strong demand”.

The site is located within striking distance of Cambridge (approximately 16 miles) and is also handy for access to the A1 trunk road and St Neots, which offers excellent rail services into London Kings Cross.

The plots benefit from a mature setting, and views over fields to the north and south. Each dwelling benefits from integral garaging. The agents have commented that there is the perfect sized garden to go with each of the two new dwellings – at around 0.6 acres with each plot, this is considered to be neither too big nor too small for most purchasers.

“The two dwellings are based on the Wickhambrook house type which can be viewed at the Potton Show Home Centre at Mill Road, St Neots” continued Mr Halmshaw. “This will give interested parties the perfect opportunity to appreciate the excellent contemporary open plan configuration of the permitted dwellings, though there is of course the opportunity for an interested party to redesign the internal layouts to suit their own requirements”.

Mr Halmshaw also added that there is scope for a totally different house to be developed on each of the plots though a new planning application would be necessary in this situation.

Barford + Co is quoting a guide price of £295,000 per plot which the company believes is a competitive price particularly as there is a partial exemption from the Community Infrastructure Levy.
