INSIDE TRACK SITE SOLD FOR HOUSING DEVELOPMENT

Industrial and office premises at Eaton Court, Eaton Ford, St Neots, which were occupied by motor industry and logistics company Inside Track has been sold by property consultants Barford + Co following the grant of planning permission for redevelopment for housing.

The property, which is located alongside the A1, and adjacent to the Eaton Oak Public House, has been home to Inside Track for over 20 years. As a result of the rationalisation of the company’s business activities, the site was declared surplus to requirements, and Barford + Co submitted a planning application on behalf of parent company DHL, last year. Outline consent was obtained in March 2014 for the redevelopment of the 2.78 acre site for around 43 houses with 40% of the dwellings to be affordable units. And now, the site has been sold to St Ives based developer Campbell Buchanan.

The existing buildings on the site, which total circa 42,000 sq ft of commercial space, on a site of 2.78 acres, will be demolished to make way for the new housing. Campbell Buchanan has announced that the construction works will commence later this year and the first houses are likely to be available for sale in early 2015.

Phil Halmshaw, Director at Barford + Co commented “Once planning permission had been granted, there was strong interest from a range of national and more local house builders. Following detailed negotiations with the three top bidders, Campbell Buchanan was identified as the preferred purchaser, and contracts were exchanged within 20 working days – a very swift turnaround” continued Mr Halmshaw.

On behalf of Campbell Buchanan, Land and Planning Manager Andy Girvan said “We are delighted to have acquired this site as it fits in perfectly with our current development programme. This is a little smaller than some of the more high profile acquisitions we have made in the recent past, but nevertheless, we are delighted to have been able to secure a site in such a popular location”.

Campbell Buchanan has confirmed that the houses to be developed at Eaton Court will comprise a mix of flats, two, three and four bedroomed homes and full details will be made available later this year.
