Barford + Co, St Neots based firm of Chartered Surveyors and planning consultants has announced its instruction from the Governments Biotechnology and Biological Sciences Research Council to sell Houghton Grange, the former poultry research establishment site at Houghton Hill, St Ives for residential redevelopment.

The site which is to be sold has an overall area of 35.53 acres and has lain unused for over 20 years. Planning permission was first obtained for the redevelopment of the site as a Business Park in the 1990’s but this failed to attract interest from developers. In 2002 the site was allocated by the Huntingdonshire District Council for residential development and outline planning permission was obtained for residential redevelopment by Barford + Co’s planning department in 2006. This was subsequently renewed in 2012 with a further grant of planning permission for around 150,000 sq ft of new built residential floor space. The area of the site with planning permission is 27.76 acres and this includes the conversion of the listed Grange and lodges to the entrance of the site.

The site is to be sold by formal tender, with offers to be submitted by close of business on Friday 18th July. Phil Halmshaw, Director at Barford + Co said “Houghton Grange is a truly exceptional development site and offers the opportunity for a developer to construct a low density housing in an elevated position overlooking the Ouse Valley. The site benefits from an extremely mature setting with a tree lined drive and mature tree belts around the perimeter of the site. There is also the opportunity to covert The Grange into an outstanding single dwelling of considerable character”.
