Barford + Co has announced its instructions to sell a retail and residential investment at Units 1 and 2 The Courtyard, High Street, Brampton.

The property comprises two retail units with two one bed flats above. All four elements are let to separate tenants and provide a total current income of £22,762 per annum, although this will increase over the course of the next two years in line with one of the retail tenant’s stepped rental arrangement.

Howard Westgate, Associate Director at Barford + Co is handling the instruction and commented ‘’This is a good solid investment, being part residential and part retail. The two retail tenants are well established and have both indicated they would be prepared to enter into new 10 year unbroken leases’’

The guide price is £300,000 plus VAT and a good number of enquiries have already been received by the agents.

Mr Westgate continued ‘’There is further scope to increase the rental income from one of the residential tenants who is presently paying below the market rent’’

Barford + Co is also about to bring to the market another investment in the locality that comprises a detached property let to a dental practice. Mr Westgate remarked ‘’We expect to receive considerable interest in this particular opportunity given the significant covenant strength of the tenant and we welcome any initial enquiries at this stage’’.
