BARFORD + CO REPORTS “RESILIENT” INDUSTRIAL DEMAND IN ST IVES

The sale of two industrial units in St Ives and the letting of a third building on the town’s Somersham Road estate demonstrates that demand for industrial premises in the Huntingdonshire area is holding up well despite the ongoing problems in the wider national economy, reports commercial agent Barford + Co.

The company has concluded the sale of 26 Stephenson Road, St Ives, a 1,435 sq ft terraced unit to Auto Care. The sale price obtained is stated to be “very close” to the asking figure of £115,000. The buyer was attracted to the property within a few days of instructions being received by Barfords to commence the marketing.

An even faster sale took place on Unit 2 Royce Court, St Ives, a 947 sq ft modern unit where the buyer was secured before the property even went to the open market.

A further third recent disposal involves substantial industrial premises known as Ormond House at Nuffield Road, St Ives where Barford + Co has concluded a new lease to Opal Engineering Ltd.

The 12,680 sq ft unit benefits from a decent sized yard and includes circa 3,000 sq ft of ground and first floor offices. Opal Engineering has entered into a fifteen year lease. The company has been established over 25 years and is one of the leading suppliers of conveyor systems to the food industry.

Commenting on behalf of Barford + Co, surveyor Howard Westgate stated “These transactions in St Ives demonstrate that the demand for industrial premises in the Huntingdonshire area continues to be resilient to the downturn”. “At a time when the national picture is very gloomy, there are many local companies which remain in good health” he continued.

The ongoing demand has left Huntingdon, St Neots and St Ives with a shortage of industrial accommodation. “We are now finding it increasingly difficult to satisfy the demand from companies requiring industrial space as the levels of stock diminish and no new factories or warehouses being constructed by developers” continued Mr Westgate. “We will be pleased to assist any company which has surplus commercial space which it needs to sell or lease”.
