The residential land market in the mid-Bedfordshire area has been boosted by the recent sale of two development sites report St Neots based Chartered Surveyors and Planning Consultants D H Barford + Co. Despite the uncertain housing market, Barfords have concluded the sale of the sites in Biggleswade and Potton recently and the company reports increased interest in other sites which have been on the market for some time.

The County Tyre and Exhausts premises at Ivel Bridge, Hill Lane, Biggleswade is one of the sites which has been sold by Barfords. This has been bought by Cambridge based developer Whitfield Estates. The site, which fronts on to the River Ivel, has planning permission for 12 two bedroomed apartments. Whitfield Estates has confirmed that it intends to build out the apartments to let.

Dennis Whitfield of Whitfield Estates commented “We particularly liked this site because of the fact that it has a river frontage and also that it is a short walk from Biggleswade town centre and railway station. The development itself has also been designed to a high quality, and we were attracted to the opportunity to develop a statement building at one of the important gateways into Biggleswade”.

Phil Halmshaw, Director at Barford + Co commented “We are pleased to have sold the site on behalf of County Tyre and Exhausts, particularly at a time when the economy is struggling, and the housing market is uncertain. The development of this site will see a basic industrial building replaced by a high quality residential scheme”.

Barford + Co has also concluded the sale of a site with planning permission for three dwellings at Byards Green, Potton. The site has planning permission for three upmarket dwellings and the purchaser, Aldgate Construction intends to construct the dwellings for sale.

John Shipp of Aldgate Construction said “We are pleased to have acquired these plots which are located in an appealing and established part of Potton. We hope that the properties will be completed and available for sale by July or August of next year”.

“It is encouraging that there are still good levels of activity in the local economy despite the current pessimistic situation across Europe” continued Mr Halmshaw. “It is in my view an indication that the Cambridgeshire and Bedfordshire areas remain popular, have an underlying strength, and have exhibited a resilience to the downturn”.
