OUTSTANDING BUILDING PLOTS WITH PERMISSION FOR LARGE DWELLINGS AVAILABLE AT GOD'S LITTLE ACRE - PRICE REDUCED

Two superb building plots located between the villages of Abbotsley and Great Gransden are being marketed by St Neots based Chartered Surveyors Barford + Co. The site, which is presently home to a dilapidated bungalow, is known as God’s Little Acre. Barford + Co has obtained planning permission for the replacement of the existing bungalow with two large dwellings, each with a built floor area of over 4,000 sq ft. The agents envisage that a five, six or seven bedroomed dwelling could be accommodated within each new home. Each of the dwellings would sit on a plot of just over half an acre, and will benefit from views over open countryside to the north and south.

The current planning consent permits chalet style bungalows or houses with the upper floor accommodation built into the roof space. The agents have indicated there is scope for interested parties to design their dream home in accordance with their own specification.

The vendors will consider offers on a subject to planning basis which will allow prospective purchasers to have the certainty of obtaining planning permission prior to the purchase of the plot.

Abbotsley and Great Gransden are both around 15 miles from the historic city of Cambridge. The popular Ouse Valley market towns of St Neots and Huntingdon are four and ten miles away respectively.

Commenting on behalf of Barford + Co, Director Phil Halmshaw said “It is rare for plots of such quality and size and indeed with planning permission for such large dwellings to come on to the market. We are expecting enquiries from both self-build and developer purchasers”.

The plots are located on the edge of the village of Abbotsley, and a short distance from the “Chocolate Box” village of Great Gransden. Both villages have a range of facilities including pubs, restaurants and church. The Barnabas Oley Church of England School provides a primary education facility in Great Gransden.

“The owners are willing to sell the site either as a whole, or as two individual plots” continued Mr Halmshaw. “We are expecting a very strong response to the marketing of these plots”.
