Marstons Inns and Taverns starts work on the development of its new public house at Needingworth Road, St Ives this week following the grant of planning permission by Huntingdonshire District Council last month.

The new pub and restaurant will be served by a new access road to be constructed into the northern end of the St Ives Business Park site from Needingworth Road. According to local commercial property consultants Barford + Co, who are agents for St Ives Business Park site, the new access will open up a range of development opportunities for businesses in the local area.

“As a result of the grant of planning permission for the Marstons public house, the access road will now be constructed. We are instructed by the owners of St Ives Business Park to invite interest from companies requiring land or new buildings” commented Phil Halmshaw, a Director at Barford + Co. “We envisage that the properties to be developed will be predominantly offices or R & D type buildings, but expressions of interest are also invited from companies in leisure based industries, including for example restaurant, health club or maybe quasi-retail uses such as showrooms. It is emphasised that such uses would be subject to planning permission being obtained” continued Mr Halmshaw.

The owners of St Ives Business Park, Endurance Estates and Cambridge Project Management are willing to sell land or alternatively will undertake freehold or leasehold design and build packages for companies requiring new space. The available site area is approximately 7 acres, and enquiries are invited from companies with space requirements of between 3,000 sq ft and 100,000 sq ft. Serviced plots from half an acre upwards will also be available.

Barford + Co along with Juniper Real Estate of Cambridge is also the agent for two newly constructed offices at St Ives Business Park – Buildings Si One and Si Two. The agents describe these offices as amongst the best quality and highest specification built in Cambridgeshire. Tenant occupiers in the buildings include City & Guilds, ECI, and Costain Skanska.
