Barford + Co, the St Neots based firm of Chartered Surveyors and Planning Consultants, has been instructed to market a large and recently refurbished industrial unit following the closure of the incumbent’s importing business.

Ruston’s Engineering Company, trading as RECO, is selling its premises on Station Road in St Neots following the decision to close the importing side of its business and focus on manufacturing at its additional site in Wisbech.

Ruston’s, which operates within the agricultural sector, is implementing a phased withdrawal from importing and will wind this part of the business down gradually.

Ruston’s purchased 6 Station Road in 2011 following the compulsory purchase of its previous premises in Huntingdon. The company subsequently invested £1.2million refurbishing the property and modernising it to a very high specification including a complete replacement of all roofs.

This substantial property boasts 5,513 sq m (59,341 sq ft) of space comprising a large factory area with three roller shutter doors, gas vapour lighting, hot air blowers and dock loading access.

Housed within the 1970s steel portal framed property is modern office accommodation including separate office areas with a ground floor reception, mailroom, stationery cupboard, staff canteen and a very well specified kitchen area with multiple ovens, hot tap, hob and new units.

The property is located in a prime position in St Neots almost directly opposite the railway station with direct links to London and Edinburgh. The A1 and A428 are in very close proximity with connecting links to the A14 and M11.

Richard Ruston, Chairman of Ruston’s, said: “Following months of negotiations where we had hoped to sell the business, the closure of our importing business is the only remaining course of action open to us. We have spent the past few months assisting our loyal and talented staff in finding employment elsewhere and now the time has come to sell our premises in St Neots.

“6 Station Road has served us very well and we invested a significant sum refurbishing the property to a very high standard. I believe these premises are somewhat unique in the local area in terms of the standard and specification of the building and the space it offers, as well as the mix of factory and office space.”

Howard Westgate is Associate Director at Barford + Co, he said: “6 Station Road is a fantastic industrial property with added benefits of excellent office space and a prime location. The industrial market is very buoyant at the moment with properties being let or sold quickly so we are looking forward to lots of interest in these particular premises. The guide price is available upon application and interested parties should contact me on 01480 479079.”
